The General Manager is key to facilitating the community within our developments our owners and tenants are looking for, all while ensuring the smooth running of the development and its facilities.
Key responsibilities of this role include :
Responsible for the day to day running of the development, liaising with the contracted property management company and contractors
Manage to standard operating procedures in all areas including : wellness, food and beverage, guest accommodation and customer service
Work and collaborate with a third party who run and operate the restaurant. Manage the corresponding contract
To provide a proactive customer-focused service identifying and providing owners with information on the local area including key services, events and places of interest
Carry out daily / weekly checks ensuring that the building : communal areas, garden and grounds are cleaned, maintained and secure to the highest standards, reporting any issues to the Property Management Company
Work with the Property Manager to ensure that all equipment is fully operational, regularly serviced and maintained
Identify opportunities to save money yet surpass service expectations in all areas
Maintain accurate records and carry out a wide variety of administrative tasks, including a daily operational diary on the development
Take action in the event of an emergency and calling the appropriate authorities
Take the lead on managing and implementing Health and Safety at the development
Manage the guest suite diary and cleaning service
Reset any systems and complete any quick fixes at the development that the individual has been trained to do
Co-ordinate, instruct and allow access for services to the estate, such as refuse collection, deliveries, repairs and maintenance, utility companies, etc.
Test mechanical, emergency and other systems weekly or as designated, keeping a log as required.
Manage the water flushing regime, should there be any void apartments at the development
Provide support for the Sales Manager and Rental team
Represent the Lifestory Group in a friendly, helpful, professional and approachable way
Ensure all finances are accounted for and collected / managed in-line with company policy
Keep management informed of any notable events, risks or breaches etc
Report any health and safety risks and any accidents / incidents with urgency and through the appropriate channels
Manage all contractors to the standards agreed and expected. Report anything that doesn’t meet the appropriate standard
Develop long-term sustainable relationships with neighbours, the local market for services that enhance the owners’ experience and the wider community, taking an active role in local services and events
Proactively support owners during the move in and settling-in process, ensuring the appropriate procedures are always followed
Problem-solve and identify any critical issues within the properties, proposing solutions.
Work closely with the development team, property manager or completions manager on any defects, building issues and post-handover works.
To be aware of any residents with reducing physical and mental capacity, flagging it to your manager and next of kin where necessary / when it becomes a safety concern
Provide guidance, leadership and coaching to all team members.
Manage conflicts and find resolution
Manage overtime, finance and any projects at the development
Find opportunities for continuous improvement in all areas
Participate in as well as lead training sessions and courses.
Lead by example
Any other duties which may be reasonably required
The ideal candidate will be an experienced manager in the retirement living sector or have appropriate experience from a hospitality, leisure, facilities or property background.
You will be a natural problem solver and enjoy delivering exceptional levels of service to our homeowners and tenants. Previous experience of line management is essential, as well as excellent communication skills and IT skills.

It will be based at Steepleton, Tetbury development and will work 5 days per week (40hrs) including some weekend working.
