Assistant Asset Manager - Asset Management - NorwichThe RoleWe are looking for an Assistant Asset Manager based in our Norwich office, however regular travel to London will normally be required, to attend team events and meetings.

The role will provide professional, efficient, and valued add support to our Asset Management team to enhance the general function of the business.

You will be responsible for the delivery of various day to day tasks and deliver these to the teams utilising excellent organisational and communication skills.

The TeamThe role will be assigned to the Real Estate function of Aviva Investors. There are 4 teams based in London Retail, Office, Industrial and Alternatives.

The teams deal with all aspects of real estate asset management work including leasing, rent reviews, lease renewals, refurbishments, development, valuation and performance v business plan and other activity.

Support is also provided to the Transactions Team to assist on the purchase and sale of real estate assets which is a key strategy to reposition the platform and drive growth.

ResponsibilitiesAsset Management and sector focused administration and support for Asset Managers as required, to be flexed across the teams and sectors as required.

Making recommendations for improvement for NOI for allocated assets.Recommendations for appropriate income rental generation, such as negotiating and recommending leases within agreed business plans.

Working with third party suppliers to ensure performance is to agree KPIs and escalating issues where necessary.Engaging with third party specialists to deliver relevant asset business plans.

Provide high value assistance to the Asset ManagersPoint of liaison between AM team and Asset Services TeamEngaging with third party specialists to deliver relevant asset business plans delegated by Asset Managers.

Represent Asset Management teams on operational forums, such as Data Champions forum, Data Quality Forum.Centralise and collate feedback from Asset Management teams to support ongoing performance improvement, for example panel law firms, Property Management reviews, valuers etc.

Represent Asset Management teams in RE ISS workstreamsSector focused operational analytics, eg Service Charge analysis.Assist with the preparation of dashboards on performance across the business, business plan updates and actual performance v plan.

Making recommendations for improvements for NOI for allocated assets and those of AMs supporting. RequirementsEssentialRelevant formal training, degree or demonstrable experience in a similar roleExcellent written and oral communication skills and outstanding attention to detail with the ability to be flexibleHigh level of planning and organisational skills to organise and manage your workload being able to prioritise, especially at busy times.

Experience with Excel / Outlook / Word and PowerPoint, especially data managementDemonstrable experience of process improvement and / or implementation of innovative solutionsExcellent understanding of property management matters including lease structures and service charge accounting.
