Urbanbubble have a fantastic opportunity for a Residential Sales & Lettings Manager to join their team in Liverpool. You will join us on a full time, permanent basis in return for a competitive salary of £35,000 - £40,000 per annum + Commission .
The Residential Sales & Lettings Manager role :
Responsibilities are focussed on driving the highest level of rentals and occupancy in line with the targets but also include managing the Liverpool lettings team, advertising in the best possible way at various platforms, manage the arrears process, manage the viewing process and ensure that all administration of paperwork and deposits is processed and stored correctly.
Managing the investor relations team and ensuring pro-active communications to our leaseholder clients is conducted professionally and timely.
Responsibilities of our Residential Sales & Lettings Manager :
Manage the lettings team on a daily basis to ensure the best results are achieved and to conduct regular one to one’s with the team members, managing performance against objectives, developing personal development plans.
Act as a senior member of the urbanbubble team, role modelling the values and key behaviours.
Recruit, develop and retain talent, promoting peak performance through effective management of all elements of the employee lifecycle.
Ensure effective two-way communication, promoting a truly motivated team and positive staff engagement.
Identify and meet individual learning needs, acting as coach and mentor.
Advertise the properties in the best possible way on all appropriate marketing platforms.
Conduct regular competitor analysis and accurately set rent levels to reflect market value.
Chase rental arrears when they reach the 21 days overdue stage and to issue section 8’s and start court proceedings, attending court where necessary.
Manage and improve the viewing process to ensure the best possible conversion rate is achieved and rentals are maximized.
Provide regular reports on the lettings figures in the portfolio.
Provide exceptional service to the potential residents, including the provision of informed and accurate advice to ensure that resident retention rates remain high.
Ensure the leaseholders receive accurate communications in a timely manner, providing the best possible customer service.
Oversee the Investor Relations communication strategy and ensure landlords receive frequent and consistent information regarding their property management.
Ensure Leasehold clients are retained following end of yield guarantee.
Attend networking events in order to create new relations ships in the property industry.
Drive forward the acquisition of new business and expand the portfolio.
Follow up new business opportunities and setting up meetings.
Planning and preparing presentations and tender documents for new contracts.
Develop marketing campaigns for the properties in the portfolio to maximize exposure and manage the campaign once active.
Updating social media with current activity within the portfolio to boast company online profile and presence.

Policies, procedures, legislation and regulations
Previous experience as a letting manager in the residential market
