About the role
We have an exciting opportunity for apart-time Scheme Manager to manage and live within our Leasehold Retirementscheme in Braintree, Essex.
Our scheme consists of 33, one and two bedroombungalows for leaseholders, who are aged 55 and over, but unusually we don’thave any communal buildings on site.
Our Leaseholders are responsible forlooking after their own properties, but we do assist a little, when it comes tothe external walls, roof, doors and windows of their bungalows.
We also get involvedin finding the right partners to work with, in order to maintain and look afterour building. We also support our customer’s welfare by signposting support andservices that may be available to them to make a difference in their lives.
Finally we also assist the Home Group sales team, when a new property becomesavailable, by interviewing potential new residents to see if they meet ourcriteria.
We’ll provide you with accommodation ona rent free basis in a bungalow, however one of the two bedrooms in the propertyis solely in use as an office.
The general welfare of our residents isparamount and we’re looking for someone that will be able to deal withsensitive issues in a professional and compassionate manner to maintain afriendly community and ensure effective management of the development.
About our team You will be working alone on site mostof the time, but will have the support of our wider team of Scheme Managersacross the region.
You will also have the support of your manager Suzanne, whohas worked at Home Group for a number of years. About you You’re sociable, passionate andmotivated to help your customers live happy lives.
You thrive on interactingwith others and are passionate about providing excellent customer service.You’ll impress us with your ability to work on your own initiative, buildingrelationships with people from diverse backgrounds.
You’ll have some experiencein safeguarding, risk assessments, confidentiality, as well as being able towork collaboratively with different partners.
We need you to have knowledge of thehealth and social issues that affect older people. You’re organised and haveexcellent communication skills as well as the ability to make your owndecisions effectively.
As you’ll occasionally get involved insupporting our customers manage the exterior of their properties, we need youto have strong technical and administrative skills.
You will get involved intasks such as managing the accounts, budgets and invoices for maintenance andrepairs of the building and gardens.
You’ll work with our procurement team tosource suitable local suppliers. To make sure that we keep our recordsstraight, and customers safe, it's really important that you aretechnologically savvy (or at the very least not a technophobe!) You need to beaware that we are a high tech company and most of our processes and tools areonline.
When you join, you’ll need to have avalid Enhanced Check under the Disclosure and Barring Service. The great newsis that we will pay for that to be done if you don’t have a transferrable one.
