Aston University Engineering Academy
Under the direction of the Site Manager, to provide flexible, efficient and effective running of the site provision to fulfill all Academy and Community use of the Aston University Engineering Academy facilities for all building stakeholders.
This includes all activities associated with availability and security of premises and grounds, including compliance of health & safety regulations and procedures and high quality site cleanliness and maintenance.
The role will also involve janitorial duties and some oversight of contractors.
Key FM responsibilities :
Maintenance and repair of all building fabric, mechanical, electrical and engineering systems within experience and capability.
Availability for the emergency call out service and stand-by and backup facilities.
Supervision of all sub-contract suppliers as necessary in the absence of the Site Manager.
Ensure security of the buildings, grounds and boundary, including routine and non-routine opening of the premises, setting of alarms, and servicing the card access system for AUEA and visiting personnel.
Operation of all FM areas including plant room, workshops and stores.
Liaison with the cleaning contractors, ensure standards are maintained and that there is reliable, active communication with them about areas / items for attention.
Ensuring that all areas, particularly toilets, are kept clean and in order throughout the day, including dealing promptly with spillages, blockages, littering, graffiti, other damage, etc.
Day-time janitorial duties in the restaurant, LDC, toilets and corridors during and after Break and Lunch (approx. 11.15 to 14.15 daily).
Fire precaution duties including provision of fire drill notices, checking fire escape routes, ensuring daily, weekly, termly and annual checks of fire equipment and protection systems to be undertaken and recorded.
Provision of caretaking duties to service Academy or Community events.
Provision as necessary of security services, such as clearing personnel from the building at the end of the day.
Ensuring that officers and contractors engaged in work on the Academy site maintain a high standard of work and safety, use equipment, materials and chemicals that meet with Health and Safety requirements and conditions of contract and are not harmful to the building fabric or staff, students etc.
reporting to Site Manager if necessary.
Ensuring an attractive and welcoming site as standard, clear of graffiti, litter and fallen leaves.
Report all repairs and maintenance needs outside of this job description to the Site Manager as necessary.
Maintain FM files of records of statutory testing, etc. , assisting the Site Manager.
Sign job completion / customer satisfaction notes in the absence of the Site Manager as required, checking that contractors vacate the site on completion and sign in / out in line with Academy procedures.
Making daily inspections of site, inside and outside, to make sure that all equipment is safe and that the removal of any dangerous materials or objects take place.
Taking prompt delivery of site stores and materials and equipment, ensuring correct distribution and storage within the Academy.
Set out and clear furniture for assemblies or other meetings, functions / events, exams, etc. as required.
Report any heating, air-handling or plant faults to the Site Manager to enable correct temperatures and the availability of an adequate supply of hot water and arrange for any deficiencies to be corrected by the appropriate authority in the absence of the Site Manager.
Carry out routine checks to identify faulty equipment including water boilers, cookers, refrigerators, etc. and arrange necessary repairs.
Monitor and store securely the equipment provided to you for the purpose of your work to ensure that it is kept in good order and retain records of same.
Undertake minor repairs and maintenance work including carpentry, plumbing, and general handyman duties eg. minor plaster repairs, replacing loose tiles, re-laying uneven paving, changing light tubes / batteries, faulty door furniture, etc.
Carry out procedures in the event of any emergency and in response to an emergency call out including First Fix’ repairs.
Maintain student lockers and assist students who have difficulties with access and security.
Ensure the efficiency and economy of utility services e.g. by optimizing lighting on timers and checking for water leaks.
Carry out grounds maintenance work including general clearance of shrub borders, hedgerows, grass areas, gullies adjacent to walls and paths play areas and playing courts of litter, waste and weeds.
Undertake regular and routine clearance of drains and gullies to ensure these are kept free flowing.
Clean windows, directional signs, name boards and cycle areas regularly as required, with regard to precautions for working at height
Ensure that paths, steps, walkways, outdoor spaces, car park etc. are kept free of snow and ice as necessary.
Ensure that all necessary steps and precautions are taken to prevent driving over paths, grass or other unauthorised areas, where possible preventing trespass and unauthorised parking.
Oversee operation of the efficient running of the waste bin area and collections.
General responsibilities :
To provide cover for Site Manager who may be on different shift, on leave or absent due to illness.
To be aware of and comply with all policies and procedures, particularly those relating to child protection, health and safety, security, confidentiality and data protection, reporting any concerns to an appropriate person.
To support the ethos of the Academy and promote its interests and those of its students at all times.
To participate in training and other learning activities and performance development as required.
To be a co-tutor, if assigned, and to be responsible for carrying out the duties as set down in the generic tutor job description under the direct supervision of the lead tutor.
To carry out other duties appropriate to the grade and range of the post that may be required by the Site Manager, Principal, Business Manager or other member of the Senior Leadership Team.
Hours : 37hrs per week, Full Year
