About the Role :

  • Manage the preconstruction activities of multiple projects to ensure that each project commences on time with design, materials, sub-
  • contractors and specialists procured to meet the construction programme and within the commercial tender allowances (i.e.

    the right information and materials at the right time and at the right price).

  • Provide an effective link between Work Winning and Operations, and oversee the transition of the project from tender to commencement on site or beyond where necessary to close all deliverables.
  • Bring together the Project Team early in the project’s life (when the team are working on other current projects), to ensure that our Work Winning teams are supported with robust tender information such as sequences, phasing, etc.
  • Assist the Work Winning team with early engagement items during the bid process.
  • Represent the business operationally at pre-tender meetings to provide support, experience and technical solutions for our customers to gain their confidence early in the bid process.
  • Pro-active in arranging and attending entertainment of current and potential clients
  • Driving value engineering proposals offered at bid stage to an approved status to meet the construction programme and commercial savings offered.
  • For example alternative drywall materials / suppliers.

  • Procurement of key / bespoke materials (excluding large framework orders such as CCF / Knauf).
  • Ensure we are buying materials / sub-contractor packages at the right price, i.e. within the tender allowances or better.
  • Ensure robust material orders are placed with accurate specification and quantities.
  • Collate overall quantities for the whole project, to maximise purchasing power and provide a material forecast for manufacturers.
  • Instigate the mandatory documents
  • Provide governance to drive consistency across project teams
  • Instigate and drive regular pre construction meetings during the tender period and the countdown period to commencing on site.
  • Scoping, financial checking, and negotiation of subcontract orders.
  • Scoping of the Design Service Brief.
  • Review, propose / negotiate amendment to subcontracts for Design, Operations and Scope content.
  • Line manager responsibility for the Company planner.
  • Work up sequence detail, programme, resource histograms, organisation charts, logistics strategies, etc., to support tender and contractual obligations prior to commencement of project.
  • Professional liaison with Client site and design teams during the pre-construction period.
  • Identify any gaps in the project tender and deliver suitable solutions.
  • Ensure compliance of materials / formal client approval prior to commencement on site.
  • Coaching / experience gap filling for junior project leaders.
  • Needs to know the detail on multiple projects
  • Will attend Heads Of meetings, as required.
