Key Responsibilities

  • Analyse client requirements including : investment strategy, capital strategy, vehicle structure, financing requirements and decision making dynamics.
  • Supporting Directors, Associate Directors and Senior Analysts in providing solutions and advice for clients.

  • Analyse and interpret occupational leases, research data, finance facility / loan documents, cost consultant reports, corporate structures and common cross-
  • border considerations in order to determine financial underwriting assumptions

  • Develop financial modelling expertise adopting our established internal approach to model design and construction, and best practice processes
  • Manipulate real estate cash flow models, carrying out interrogation and audits of those models
  • Gather and analyse of data, generating graphs and info graphics that provide useful narration which can be used in product development
  • Conduct scenario analysis at property, portfolio, financial structure and vehicle level
  • Understand and modify existing VBA to perform sensitivity analysis and allow multiple scenarios to be assessed simultaneously
  • Set up, prepare, update and analyse valuations in Argus Valuation-Capitalisation and Developer. Data input and extraction, preparing bespoke analysis of valuation information
  • Preparation of documents including; presentations, pitch books, asset books, information memoranda, and reports
  • Liaise with geographical, asset class and function specialist teams within CBRE to extract necessary information for marketing materials
  • Proactively manage all client follow up and information requests
  • Promote innovation and commitment to work process improvement
  • Build knowledge of property market (e.g. Current activity, key players, trends) and different client types, including their commercial drivers and needs
  • Monitor daily news bulletins research and update team on relevant sector news
  • Interpret instructions, assessing required timescales and potential issues, seeking help and advice appropriately
  • Demonstrate good understanding of all Corporate Finance capabilities and cross-selling opportunities across CBRE
  • Knowledge

    Expected understanding in the following areas :

  • Understanding of valuation terminology, lease types (by sector and country), fund structures and financing types including practical interpretation
  • Potential benefits of Direct and Indirect ownership and why / how debt may be used / structured
  • Processes and procedures for the execution of transactions including the underwriting and due diligence of various investment and development opportunities
  • Macro / micro economic, financial and property market trends for each specialist product area
  • Different return requirements for different investor types
  • Impact of fund structure and debt and how they affect performance and returns
  • Property law / rights of landlords and tenants
  • The basic differences between property law and practice in UK and continental Europe;
  • Accessing databases and relevant research information both from within and outside of CBRE
  • The varying definitions used in different teams for a similar thing, such as brochure and Investment Memorandum (IM)
  • Interest, willingness and ability to work across the different areas of corporate finance within Capital Advisors whilst building and maintaining expertise across specific corporate finance competencies
  • Desired Person Specification / Requirements

  • A strong academic background with bachelors or post-graduate degree preferably with a specialisation in real estate and / or finance
  • Willingness and ability to pursue a relevant professional qualification (if not yet qualified))
  • Previous exposure to real estate businesses, assets, and vehicles highly preferred; otherwise, a demonstrated interest, ability and willingness to pursue a career within real estate
  • Open to providing and receiving feedback
  • Transactional / project experience, ideally in the real estate sector
  • Highly numerate and able to grasp complex investment scenarios
  • Pro-active and enjoys working autonomously and as part of a wider team
  • Confident and assertive where required
  • Ability to prioritise and co-ordinate tasks efficiently ensuring all deadlines are met
  • Exceptional attention to detail, demonstrating a professional and client-focussed approach to work
  • Excellent, clear and concise communication skills both verbally and in writing
  • Excellent IT skills
  • Software / Systems Knowledge Level
